Barndominium vs a House: What Actually Costs Less?
Most comparisons put two dollar-per-square-foot numbers side by side, pick a low one for the barndominium and a high one for the house, and subtract. That does not work, because only one side of it has a real survey behind it. So this page runs the comparison the other way round. Conventional construction is measured in detail by NAHB and by the Census Bureau, and those figures show how much of a house's cost a barndominium is even in a position to change. The answer is about a quarter of it. Then there are four places the two building types genuinely differ — the shell, the clear span, the finish level, and a shop area a conventional house does not have at all — and in Tennessee two of those four have a local price on them that a national article never mentions.

What actually moves the number
Finish level, not framing method
In NAHB's 2024 Cost of Construction survey, interior finishes are the single largest stage of a conventional house at 24.1 per cent of construction cost, ahead of major system rough-ins at 19.2 per cent and framing at 16.6 per cent. Interior finishes on their own are about the same size as everything a barndominium is able to change. Cabinets, flooring, drywall, trim and paint cost the same whatever holds the roof up, and the finish schedule is the one lever a buyer controls completely.
How much of the building you are actually replacing
Add up the NAHB line items that a clear-span or post-frame building substitutes for and you get the whole framing stage at 16.6 per cent, which includes framing, trusses, sheathing and structural metal, plus the exterior wall finish at 5.7 per cent and the roofing at 3.9 per cent. That is roughly 26 per cent of construction cost. Foundation, plumbing, wiring, HVAC, insulation, interior finish, windows, permit fees and impact fees are all still there. Even a free shell would leave about three quarters of the bill standing.
The engineered-design premium at clear span
A clear-span or post-frame structure fits none of the prescriptive standards listed at IRC R301.1.1, so R301.1.3 applies and those elements have to be designed in accordance with accepted engineering practice. The feature that makes it a barndominium is the feature that takes it off the prescriptive path. Rutherford County's residential plans-review list requires drawings sealed by a Tennessee registered architect or engineer for pole barn type structures with living space regardless of square footage, and says in the same breath that other house plans are reviewed for life safety items only. Washington County's own frequently-asked-questions page requires stamped drawings from a design professional for all alternative construction methods, two questions after answering no to whether plans are required for a typical residential permit. That is a cost a conventional house at prescriptive spans does not carry.
How much of the floor area is heated, and which charge counts it
Unfinished shop space genuinely costs less than conditioned living space, and Robertson County's published fee schedule measures the same building both ways in the same office: it charges the residential building permit at $0.70 per square foot of total area including porches, garages, storage and basements, and its adequate facilities tax at $1.50 per square foot of heated and cooled livable space only. So an unheated bay is charged once at the lower rate rather than at both. It also means a low blended figure across a building that is half shop reads cheap precisely because half of it is unfinished, which describes neither half. Compare living-space cost against living-space cost.
The envelope specification the code here actually requires
Tennessee's residential energy provisions replace the current insulation, fenestration and equivalent U-factor tables with 2009-edition tables and make duct testing optional, and city ordinances in Chattanooga and Knoxville reproduce that substitution in their own words. A national article costing a metal-building envelope against a current-edition air-sealing and duct-testing package is describing a requirement the residential rule here does not impose, so it overstates. Comfort and running cost in a tall clear-span volume are still a reason to exceed the minimum, and a local rule can be tighter than the state one: Maury County's permit packet requires a blower door result turned in before the certificate of occupancy.
What a conventional house costs, and where the money goes
Two datasets do two different jobs here. NAHB's builder survey is the only source of a stage-by-stage breakdown. The Census Bureau's Survey of Construction is the one with enough sample behind it to give a regional figure. They are different instruments and they should not be averaged together.
The national average, and the eight stages behind it
NAHB's 2024 Cost of Construction survey puts average construction cost at $428,215 on an average finished area of 2,647 square feet, or about $162 per square foot, which the survey calls the highest in the history of the series. The eight stages break down as interior finishes 24.1 per cent, major system rough-ins 19.2 per cent, framing 16.6 per cent, exterior finishes 13.4 per cent, foundations 10.5 per cent, site work 7.6 per cent, final steps 6.5 per cent and other costs 2.1 per cent. Inside those stages the survey separates the exterior wall finish at 5.7 per cent from the roofing at 3.9 per cent, which is what makes the arithmetic in the next section possible.
The regional benchmark that applies here
NAHB's analysis of Census Bureau Survey of Construction data on homes started in 2024, published in October 2025, puts the median for a custom, contractor-built home at $166 per square foot nationally and at $129 per square foot in the East South Central division, which is the division Tennessee sits in alongside Kentucky, Alabama and Mississippi. The same analysis reports built-for-sale homes at $153 per square foot nationally and $133 in that division, which it describes as the most affordable prices per square foot in the country. Both figures exclude the value of an improved lot and the cost of lot development, which is exactly what makes them usable as construction numbers rather than sale prices. They are divisional medians, not Tennessee figures, and they should be read that way.
That benchmark cuts the opposite way from what people expect
A conventional house is unusually cheap to build in this part of the country. The published divisional medians put custom construction here below every other division, so the number a barndominium has to beat is a low one, not a high one. Any national claim that this building type saves a given percentage is measured against a national conventional baseline that does not describe this market. The saving is still real. It is just being measured against a tougher comparator than the article you read it in assumed.
Framing has been shrinking as a share of the bill
The same NAHB survey records framing falling from 20.5 per cent of construction cost in 2022 to 16.6 per cent in 2024, the lowest since the current breakdown was first measured in 2013, while exterior finishes rose from 11.8 to 13.4 per cent and rough-ins from 17.9 to 19.2 per cent. That trend runs against the barndominium argument rather than for it. The one stage a different framing method can move has been getting smaller, and the stages it cannot move have been getting bigger.
What these numbers are, and what they are not
The NAHB survey states in its own caveats that it shows percentage breakdowns for a typical home built by a subset of NAHB builders, that usable responses came from 41 builders, and that the sample is not large enough for a geographic breakdown, which is why the results are published as national averages. So there is no Tennessee stage breakdown in it and none can be derived from it. It is also a survey of conventional single-family homes rather than of barndominiums. It is cited here for the shape of a conventional house's cost, which is precisely what a comparison needs.
Testing the claim: how much can a barndominium actually change?
This part is arithmetic on NAHB's own published line items rather than an estimate, so the working is written out and you can check it.
About 26 per cent of construction cost is addressable
A clear-span steel or post-frame building substitutes for the framing stage, which the survey puts at 16.6 per cent and which covers framing, trusses, sheathing and structural metal; for the exterior wall finish at 5.7 per cent; and for the roofing at 3.9 per cent. Added together that is roughly 26 per cent of construction cost. Nothing else in the breakdown changes because the frame changed.
What stays exactly where it was
Foundations at 10.5 per cent, because both building types need one. Major system rough-ins at 19.2 per cent, because the plumbing, the wiring and the HVAC are the same work. Interior finishes at 24.1 per cent. Windows and doors at 3.7 per cent, priced by the opening rather than by what surrounds it. Site work at 7.6 per cent, which in the NAHB breakdown carries the building permit fee, the impact fee and the water and sewer fees, all charged on the dwelling either way. Final steps at 6.5 per cent and other costs at 2.1 per cent.
So a free shell would still leave three quarters of the bill
That is the honest form of the answer. A barndominium does not make the shell free, it makes it cheaper, so the saving is a fraction of that quarter. Set against the divisional median of $129 per square foot that NAHB's analysis of Census data reports for a contractor-built home in this part of the country, the difference is genuine and it is nothing like the discount described online. Anyone budgeting on the assumption that a different frame halves the cost of a house is budgeting from the wrong end of the building.
Why no barndominium cost per square foot appears on this page
Because no survey of barndominium construction cost with a stated methodology and sample exists to cite, and this site publishes no pricing of its own. The numbers in general circulation are aggregator estimates, and two of them mislead in specific ways worth knowing. A kit price is a frame and an envelope with no slab, no rough-ins, no insulation and no interior, so setting it against a finished construction cost is not a comparison at all. And a blended figure across a building that is half unfinished shop reads cheap precisely because half of it is unfinished, which is what an average does rather than what the building costs.
Where the saving is real
It comes from three specific places, and none of them is that metal is cheap.
Clear-span structure gives open volume with nothing to remove
A clear-span rigid frame or a post-frame building carries roof and wind load on perimeter columns with nothing load-bearing in between. A column-free great room with exposed structure is what the building already does. In stick framing the same room means taking out bearing walls and carrying their load on engineered beams, which is a priced addition. No published study puts a percentage on that difference, so none is quoted here, but the mechanism is not in doubt.
Unfinished space costs less, and county fee schedules prove it
The clearest available evidence that unheated space is not priced like conditioned space is not a cost guide, it is a set of published government fee schedules that measure the same building two different ways. Robertson County charges the building permit on total area including porches, garages, storage and basements, and its adequate facilities tax on heated and cooled livable space only. On a building with 2,000 square feet of living space and a 1,500 square foot unheated bay, that schedule bills the permit on all 3,500 and the tax on 2,000. Loudon County and Maury County both charge their growth taxes on conditioned space alone. These are fees rather than construction costs, so treat them as directional rather than as a ratio, but they are public authorities pricing unfinished area differently and they are checkable in one click.
One roof, one foundation, one set of service runs
This is the part a conventional house cannot answer, because it does not have a shop area at all. Living space and workshop inside a single envelope on a single foundation, on one set of service runs, is cheaper than a house plus a separate outbuilding with its own slab, its own roof and its own utility trench. That is the genuine structural economy of the building type, and it is the strongest thing on this list. It only pays if the shop is something you actually wanted. If it is not, you have bought floor area you will heat, insure and eventually sell.
Where the saving is given back
Four places, and the first one is unavoidable at clear span rather than a matter of choosing well.
The clear span makes it an engineered building
IRC R301.1.1 lists the prescriptive standards a house can be built to, and a clear-span rigid frame or a post-frame structure fits none of them. R301.1.3 then says that where a building of otherwise conventional construction contains structural elements exceeding the limits of Section R301, or otherwise not conforming to the code, those elements shall be designed in accordance with accepted engineering practice. That is not a Tennessee rule and it is not optional, and it applies to the very feature the buyer is paying for. Two counties here have written the consequence into their own procedures, one for this building type by name and one for alternative construction methods generally, and both draw an explicit line against a conventional house that needs no such set.
A conventional house is not a zero-design building either
Worth stating so the point is not overplayed. NAHB's site work stage includes architecture and engineering at 1.5 per cent of construction cost, averaging $6,480 in the survey, so a conventional house already carries a design line. What R301.1.3 adds is a structural engineer's design and stamp on the frame, on a building that a county might otherwise not ask for a plan set for at all. That is the differential. It is real, it is a genuine cost, and no dollar figure for a stamped residential frame design in this state ships on this page, because none is published anywhere we could attribute it to.
The foundation is not automatically simpler
A clear-span building changes where the load lands, putting discrete column point loads down the sidewalls instead of continuous bearing on a continuous footing. That usually means pilasters or thickened footings at the columns, which is a design difference rather than a saving. Cumberland County's published residential requirements make the neighbouring point concrete: footings at least 8 inches thick on a single-storey home and 10 inches on brick or two-storey, a slab at least 3.5 inches with a 12-inch turn-down if it is monolithic, and a rule that the slab must be on undisturbed soil or on engineered backfill. On a cut-and-fill lot that last line is the one that costs money.
The threshold at which you have to hire out the work
Relevant to any comparison that assumes owner-managed labour on one side and a contract on the other. The Board for Licensing Contractors puts the threshold at $25,000, measured on the complete project cost including labour and materials, and separate phases, purchase orders or contracts cannot be used to stay underneath it. The classifications the Board publishes for residential work include BC-A, and a restricted BC-A/r capped at $125,000. A property owner may build on their own property for personal use. Budget the comparison against the way the job will actually be run, not against the way the cheapest quote assumes it will be.
Appraisal, comparable sales and resale
This is where the two building types genuinely differ in value rather than in cost, and it is better sourced than most of what ranks for this question.
The secondary market does not refuse the building type
Fannie Mae's Selling Guide at B4-1.3-05, under unique housing types, states that loans secured by unique or nontraditional types of housing, including but not limited to earth houses, geodesic domes and log houses, are eligible for sale provided the appraiser has adequate information to develop a reliable opinion of market value. It also states that it is not necessary for a comparable sale to be of the same design and appeal as the subject, although accuracy is enhanced by the most similar comparables. Where recent comparables of identical design are unavailable, it allows older sales, sales in competing neighbourhoods and other reliable market data. B4-1.3-08 requires a minimum of three closed comparables and names rural areas with limited transaction activity as a case where older sales can be used with explanation.
Freddie Mac names this building type specifically
Freddie Mac's Seller/Servicer Guide at section 5605.5(e) lists barndominiums and shouses as examples of non-traditional property types and requires the appraisal report to include comparable sales demonstrating that the subject's dwelling type or style is marketable. Traditional homes may be used as comparables where the appraiser identifies the differences, adjusts for them and supports the choice. Read the two together and the conclusion is the same: neither refuses the building, and both refuse a file the appraiser cannot support. The variable is comparable density in your own market and whether the appraiser will do the documentation work.
Why the comparables are thin, from federal data rather than assertion
NAHB's analysis of Census Bureau Survey of Construction data on homes started in 2025 reports that 27.7 per cent had vinyl siding as the principal exterior wall material, followed by stucco at 24.1 per cent, fibre cement at 22.6 per cent, brick or brick veneer at 16.8 per cent and wood or wood products at 5.9 per cent, with all other materials under a 2 per cent share. Metal does not appear as its own named category. That is a structural argument, not a count of barndominiums, and it is worth being precise about: it says an appraiser looking for recent closed sales of metal-clad houses is looking inside a residual category, not that anybody has measured how many exist near you. No dataset measures that by county here, so nobody can tell you a number for your market.
The paperwork is the part you can control
A stamped structural design, a permit record and an inspection record are what make the next buyer's lender's file straightforward, and they are the same documents an insurer's underwriter wants. Where a jurisdiction runs its own code programme, that file is produced for you as a by-product of building. Where enforcement has been voted away, a state residential permit and inspection can still be requested and the file assembled deliberately. And where covenants pushed the building toward conventional geometry and cladding, it comps more like a conventional house — the same rule that cost more at construction working in your favour at sale.
The long-run numbers
Two named studies, with their scope stated, because the maintenance claim made for metal buildings is usually stated far more broadly than the evidence supports.
Metal roofing, and the limits of the study behind the claim
The Metal Construction Association's service life assessment, published in October 2018 with oversight from three independent consulting firms, reports that the expected service life of a comparable roof constructed today in a wide range of environments using best practices can be expected to be in excess of 60 years. It identifies the butyl sealant at laps and joints, projected at 60 years, as the deciding factor in establishing end of life, and finds that 400 series stainless fasteners will require replacement before the roof reaches it. The scope matters and is often dropped: the study covers low-slope, unpainted, aluminium-zinc coated standing seam systems. It is not a study of exposed-fastener corrugated or R-panel roofing, and the number should not be generalised to every metal roof.
What conventional materials are rated at
The NAHB and Bank of America study of life expectancy of home components, published in February 2007, reports that roofs made of asphalt shingles last for about 20 years, fibre cement shingles about 25 and wood shakes about 30, with slate, copper and clay or concrete over 50. On walls it reports that brick, vinyl, engineered wood, stone and fibre cement will last as long as the house exists, and that exterior paint lasts 15 years or longer. That study is nearly twenty years old and is cited here as a dated but named industry reference.
The honest comparison
On the roof, a properly specified standing seam system outlasts an asphalt shingle roof by a wide margin on these two sources, which over a long hold is one metal roof against three shingle roofs. On the walls there is no such advantage, because the conventional cladding materials in general use are rated as lifetime materials. What actually needs attention on a metal envelope is the sealed joints and the fasteners, plus the gasketed screws on an exposed-fastener system, which sit outside the study's scope entirely. So the point is not that metal is maintenance-free. It is that its maintenance is concentrated in fastenings and sealants on a long cycle, while a shingle roof's is a whole replacement on a short one.

What's different about Tennessee
Two counties have written the engineering differential down themselves
Rutherford County's residential plans-review list names this building type explicitly, requiring a review for pole barn type structures with living space regardless of square footage, with a footnote that drawings for pole barns or pre-manufactured steel structures intended for occupation shall be design drawings prepared and sealed by a Tennessee registered architect or engineer. The same list says that with the exception of a pole barn type structure, plans are not required to be a certified architectural drawing because they are reviewed for life safety items only. The county's residential permit fee schedule lists the plans review fee at $200.00. Washington County reaches the same place on its own FAQ page, which answers that barn-dominium style dwellings are allowed anywhere single family dwellings are allowed and that stamped drawings from a design professional are required for all alternative construction methods, while answering no to whether plans are required for a typical residential permit. Cumberland County gets there by geometry rather than by naming the type: its published residential requirements state that walls above 10 feet tall require a letter from an engineer, and a tall sidewall is the whole point of the building.
The permit fee often counts the shop bay, and the basis changes at the county line
Rutherford County's residential permit fee schedule charges $0.70 per square foot and defines the area as all square footage under beam, finished or unfinished, conditioned or unconditioned, interior or exterior, so the unheated shop and the covered porch are both inside the fee base. Clarksville's code sets the single-family building permit fee at $0.37 per square foot and states expressly that it is applicable to total heated and unheated square footage, with a mandatory inflation factor of a penny a year. Montgomery County's published table charges $0.38 per square foot of total area including bonus rooms, garages and finished basements, with the plans review fee set at one-half the permit fee. Murfreesboro's fee resolution takes a middle route, counting heated areas at full weight plus one-third of the square footage of unheated areas and areas under roof, so a large attached shop enters the calculation at a third. Wilson County's schedule charges $0.70 per square foot and its own FAQ says the figure includes living areas, attached garage, finished or unfinished bonus rooms, sunrooms, and finished or unfinished basements.
Other charges count the conditioned space only, which is where the shop stops counting
Maury County's permit packet charges the building permit on a valuation of $0.60 per square foot for everything under the roof including porches and decks, then charges its new development tax at $1.50 per square foot on heated or air-conditioned space alone, which is the definition carried in the enabling public chapter reproduced inside the same packet. Loudon County's own estimate form charges the school facilities privilege tax on the square footage of conditioned living space at $1.00 per square foot, half at permit application and the balance before the certificate of occupancy, so an unconditioned bay under the same roof sits outside it. Sumner County's adequate facilities tax form charges $0.70 per square foot and instructs the applicant to include an unfinished basement or bonus room and to exclude the garage and open porches. Sevier County's schedule charges $375.00 up to 1,500 square feet enclosed and $0.25 per square foot above that, excluding crawlspaces. Williamson County's schedule lists a residential privilege tax of $2.00 per square foot that applies inside the cities as well as outside them. The practical point is that the same drawings produce different money in different places, and not only because the rate differs — because what gets measured differs.
One county's adopted valuation table prices unprotected steel above wood frame
Sumner County sets its building permit fee from the ICC Building Valuation Data table for Group R-3 multiplied by a factor of 0.006, and the version of that table the county adopted lists wood-framed Type VB one- and two-family construction at $167.37 per square foot against $197.13 per square foot for unprotected steel Type IIB. That is a permit-fee valuation basis rather than a construction quote and it should be read as one, but it is worth reading: a public authority's adopted schedule declines to assume that the steel building is the cheaper one. Knoxville's ordinance works the same way, calculating the permit fee for a one- and two-family Type VB dwelling at $85.00 per square foot of valuation. Neither figure is a price, and neither supports the idea that a metal frame is a discount by itself.
The elevation is usually constrained by the covenants, not by the county
This is where the expectations a reader arrives with are most often wrong. No minimum heated floor area for a dwelling was located in the Blount, Bradley, Jefferson, Loudon, Maury or Cumberland county instruments, in the Chattanooga or Hamilton County zoning rules, in Knoxville's agricultural zone, or in the agricultural district of either Clarksville rulebook. Nor was any exterior material or siding restriction on a site-built dwelling. Two provisions that look fatal are not: the roof-pitch, eave and siding standard in Memphis and the exterior-materials clause in Chattanooga both sit inside manufactured-home definitions and do not reach a site-built house. The one genuine appearance standard found is a single sentence in Chattanooga's ordinance requiring windows, entrances, porches or other architectural features on all street-facing facades to avoid the appearance of blank walls, which a long blank gable end fails and a porch or some glazing fixes. What does bite is private covenants. Tellico Village in Loudon County requires through its architectural committee a minimum of 1,200 heated and finished square feet plus an attached garage of at least 440 square feet, a minimum 4:12 pitch with at least six prominent roof planes, and a closed list of permitted exterior wall materials that metal wall panel is not on, and it states that metal roofing systems are prohibited with standing seam and corrugated both named. Read the covenants before you buy the lot, because that is when this is decided.
Where enforcement is local, the inspection file is part of what you are buying
Enforcement of the one- and two-family dwelling standards is genuinely local here. Under T.C.A. section 68-120-101(b)(1)(B)(i) a county or municipality can exempt itself by a two-thirds vote of its legislative body, a county's action reaches only the area outside its municipalities, and under section 68-120-101(b)(1)(B)(ii) the resolution expires 180 days after the next election for that body and has to be re-passed. So a jurisdiction's status has a date on it, and the State Fire Marshal's Office publishes a jurisdiction-by-jurisdiction table stamped as accurate on 21 August 2026. Two things follow for a cost comparison. A building with no permit record, no inspection record and no engineer's stamp has not saved that money, it has deferred it, and the absence surfaces at appraisal, at a lender's file review, at resale and at an insurance claim rather than during construction. And even where a jurisdiction has opted out, an owner or contractor has been able since 2017 to obtain a state residential permit and request a State Fire Marshal inspection on 615-741-7170, which a lender or insurer may want even where the county does not.
Pros and cons, honestly
Pros
- The consolidation is real and a conventional house cannot answer it: living space and workshop under one roof, on one foundation, on one set of service runs, instead of a house plus a separate outbuilding with its own slab and its own utility trench.
- Unfinished shop area is genuinely cheaper than conditioned living area, and several county fee schedules here charge their growth taxes on conditioned space alone, which is a public authority measuring the same distinction.
- Clear span delivers open volume as a by-product of the structure rather than as a priced addition, where stick framing has to remove bearing walls and carry the load on engineered beams.
- A properly specified standing seam roof is a very long-life assembly, reported in excess of 60 years by the Metal Construction Association's 2018 service life study against about 20 years for asphalt shingles in NAHB's life expectancy study.
- County-level constraints on the elevation are lighter here than readers expect. No minimum heated floor area and no exterior material restriction on a site-built dwelling was located in most of the county and city instruments read.
Cons
- The shell is only about 26 per cent of a conventional house's construction cost in NAHB's 2024 breakdown, so even a free shell leaves roughly three quarters of the bill untouched.
