Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Size and layout

We start from your footprint, ceiling height, door and window openings, and how much of the building is living space versus shop. That split drives the frame design more than square footage does.

Engineering for your county

Drawings are stamped by a Tennessee-licensed engineer against the design criteria your jurisdiction has filled into its Table R301.2: ultimate design wind speed, exposure category, frost depth and seismic design category. The seismic figure is the one people underestimate — Tennessee replaced the 2018 map with the 2015 IRC Site Class D version, and west of the Tennessee River it drives the anchor bolts and base connections.

Fabrication and delivery

The frame is fabricated, then delivered to your lot on a schedule you confirm. We stage delivery so the slab is cured and the site is accessible before steel arrives.

Tennessee’s design criteria table arrives blank, and the jurisdiction fills it in

Table R301.2 in the Tennessee residential code is a fill-in table. Ground snow load, ultimate design wind speed, seismic design category, frost line depth and the rest are supplied by your county or city, not by the state. A kit engineered to a national average has been engineered to numbers nobody adopted, which is why it gets stopped at plan review here and why a package drawn for the next county over might too. Every package we quote is engineered to the criteria your building department has actually adopted.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Clear span width

    The distance between columns drives frame weight faster than anything else. Going from 40 to 60 feet of clear span costs more than adding 20 feet of length.

  • Eave height

    Taller columns need heavier sections and bigger footings. An RV bay at 16 feet is a different building from a 10 foot eave, not a taller version of it.

  • Openings

    Every large door and window interrupts the frame and needs headers and reinforcement around it. A wall of glass costs more than a wall.

  • Delivery access

    A 70 foot trailer needs room to turn and a surface it will not sink into. On a ridge road with tight switchbacks, or a farm track after a wet week, that is a real constraint, and it means smaller loads and more of them.

What is actually in the kit, and what do I still have to buy?
You get the engineered structure and the envelope: primary frame, secondary framing, roof and wall panels, fasteners, trim, closures, and the stamped drawings. You do not get the slab, the doors and windows, insulation, or anything on the inside. People underestimate that second list, so we hand you a written exclusions sheet with every quote rather than letting you discover it later.
Can I put it up myself?
Plenty of people do. Erecting a small frame is realistic for someone comfortable with heavy work who can rent a telehandler and bring three or four helpers for the frame days. Two honest cautions: the anchor bolt layout has to be right before the pour to tolerances measured in fractions of an inch, and a frame is at its most dangerous half-erected and not yet braced. If you would rather not, we quote erection as an add-on.
Do I actually need engineered drawings, or can I just buy a cheaper kit online?
You need them, and this is the most expensive thing people get wrong on this building type. Tennessee sets the 2018 International Residential Code with state amendments, effective 16 July 2020, as its statewide minimum, and a jurisdiction that enforces its own codes may run a newer edition than that. Section R301.1.1 lets a house be built to the prescriptive provisions of one of a short list of standards: the AWC Wood Frame Construction Manual, AISI S230 for cold-formed steel framing, or ICC 400 for log structures. A clear-span rigid frame is none of the three. That puts it under R301.1.3, which requires those elements to be designed in accordance with accepted engineering practice. The cheaper kit is usually cheaper because that work has not been done for the criteria your jurisdiction adopted.
What should I ask a kit supplier before I pay?
Three questions, and they take a minute. Ask whether the set is sealed by an engineer registered in Tennessee, not just sealed somewhere. Ask whether it is engineered to the design criteria your jurisdiction has actually filled into its Table R301.2, rather than to a generic national spec. And ask whether the quote includes the foundation and anchor bolt plan, because a frame drawing without one leaves the most tolerance-critical part of the job undefined. A supplier who answers all three cleanly is selling you something you can permit.
My county voted itself out of the residential code. Do I still need any of this?
Tennessee is unusual here, and the answer is genuinely different from most states. Under T.C.A. 68-120-101(b)(1)(B)(i), a county or municipal legislative body can exempt itself from the one- and two-family dwelling standards by a two-thirds vote. A county’s resolution reaches only the unincorporated area, so a city inside an opt-out county decides for itself. The exemption also expires 180 days after the next election for that legislative body, which means a county’s status is a dated fact rather than a permanent one and has to be re-checked. Two things are still worth doing in a non-code county. Since 2017 an owner or contractor there can obtain a state residential permit and request a State Fire Marshal inspection voluntarily, and a lender, appraiser or insurer may want exactly that paperwork later. And the engineering is worth having regardless, because nobody inspecting the building is not the same as the building standing up.
Does a kit engineered in another state work in Tennessee?
Sometimes, and it is worth checking rather than assuming. Two things trip up out-of-state packages. Tennessee’s residential code is the 2018 edition while its commercial code moved to the 2021 edition in April 2025, so a good deal of national material describes a residential code Tennessee has not adopted. And Tennessee amended the seismic map: the 2018 figure was deleted and replaced with the Site Class D version of Figure R301.2(2) from the 2015 IRC. Western Tennessee sits over the New Madrid seismic zone, and in the higher seismic design categories the residential code’s seismic provisions apply to detached dwellings. On a clear-span frame that lands directly on base connections, anchor bolts and lateral bracing. Your jurisdiction’s adopted table states the category for your site, and that is the number the engineering has to be run against.
How long from order to delivery, and do you deliver across Tennessee?
Typically several weeks for engineering and shop drawings, then fabrication and freight. The honest answer on timing is that it varies with mill lead times and how quickly you approve drawings, and anyone quoting a firm date before the design is settled is guessing. We stage delivery so steel does not arrive before the slab is cured and the site is accessible. On coverage, we deliver to the markets we serve and the rural land around them. Freight scales with distance from the fabricator rather than distance from our Middle Tennessee office, so a West Tennessee delivery and an East Tennessee one can price differently than the map suggests. We show freight as a line item rather than burying it in the kit price.
